the house has just been completed and the landscaping is just being put in, but it already looks great.

street view of the property before the house was built. the original house on the property was not utilizing the space very well due to the 2 storey portion being placed within the back yard or the lot.

the new house in context with the adjacent houses. now the storey portion is at the street side allowing for a better private yard and 2nd storey views. windows are facing the street to avoid any overlook issues to neighbor’s yards. a simple palette of materials : stucco and cedar.

the view of the house from the north-west. a dividing wall between the entry and garage create spacial separation & identity for the pedestrian entry, visually breaking down the elements of the facade.

now i know that this is technically outside of vancouver, but i feel like this example is still worth sharing. i give kudos to the builder and designer of this brand new house (google street view still shows the framing). being located in richmond is a little bit outside of vancouver but i really do like this one.
