the house sit on an amazing piece of real estate but the fact that is is in essence only a 2 bedroom house, will be a hard sell. looking at the plans, what could be done is : on 2nd floor, reduce the size of the shower/toilet room and change the walk in closet on the east side to a bedroom. move the laundry room to the ground floor by removing one of the bathrooms, and the laundry room on the top floor could become a den or a small guest bedroom. just a thought.

perhaps if the sleeping area behind the folding doors on the ground floor (i do not consider this a proper bedroom)  is retained, this house could be a ‘3 bedroom + den + sleeping space’ house, all in the same footprint.
