a brand new built duplex in kitsilano worthy of mention.

built in : 2012 by westpoint developments ltd. [on market for 1.775mil – july 2013 price reduced to 1.698mil]

the price may seem high, so i did a little bit of digging and found out that assessment of the property is 1,076,00 for the land and 613,000 for the building, so a good deal (considering)

here is the blurb from the realtor:

  1. Hi David, Wouldn’t the assessment of the property be based on the whole building? The listing looks like its just for one half. Just a thought. Jen

    • Believe it or not but the assessment I mentioned is just for that half of the duplex. The other half of the duplex, 1920 McNicoll avenue is assessed at 1,034,00 for the land and 610,000 for the building. The land before it was built on (in 2011) was assessed at 2,115,000 + 106,000.
      Pretty crazy, eh?
