a brand new built duplex in kitsilano worthy of mention.
designed by : evoke international design
built in : 2012 by westpoint developments ltd. [on market for 1.775mil – july 2013 price reduced to 1.698mil]
the price may seem high, so i did a little bit of digging and found out that assessment of the property is 1,076,00 for the land and 613,000 for the building, so a good deal (considering)
here is the blurb from the realtor:
international architect designed this very modern half duplex with clean lines and a high end interior. open plan on the main floor with triple-glazed high-efficient tilt-turn doors & windows from austria, 10′ high folding door system, which opens to large beautifully landscaped south patio. porcelain tile, white oak plank floors, steel staircases accented with mini led step lights. heat-recovery-ventilator, radiant heat (viessmann german boiler) 2-5-10 warranty but no gst. miele appliances and sub zero fridge, german hardware through out, duravit wall hung toilets, the list goes on… uninterrupted corridor views of the beach one block away from 2nd and 3rd floor bedrooms and private roof top sundeck with ironwood flooring. garage plumbed, 600 sq ft 4′ high crawlspace.
the builder put a lot of money into the finishing and high quality windows and doors. by the sounds of it, the unit should perform very well energy-wise so the cost to upkeep and maintain and heat/cool the house should be a cinch.
the narrow plan has located the kitchen centrally with a living space on one end and dining area at the other.
full width glazing in the master bedroom bring in natural light and fresh air and yet has a private feel.
slick frosted glass element in the shower offers natural light from the bedroom.the upper floor has a study with a mountain and ocean view.
to realtor: if you are going to sell a million dollar property, do hire a photographer to take picture for your listing, these are quite sub-par.
Hi David, Wouldn’t the assessment of the property be based on the whole building? The listing looks like its just for one half. Just a thought. Jen
Believe it or not but the assessment I mentioned is just for that half of the duplex. The other half of the duplex, 1920 McNicoll avenue is assessed at 1,034,00 for the land and 610,000 for the building. The land before it was built on (in 2011) was assessed at 2,115,000 + 106,000.
Pretty crazy, eh?
